Pet Rat Adoption Contract

This pet rat adoption contract outlines the responsibilities and expectations for adopting rats from Sundae Morning Rattery in Kamloops, British Columbia. By proceeding with adoption, the Co-Owner agrees to all terms below.
Payment & Pickup Policy
Payment is due in full prior to pickup of the rat(s).
If the Co-Owner cannot pick up the rat(s) within 2 weeks of the ready-to-go date, a boarding fee of $5.00 CAD per day, per rat will apply. This must be paid in full prior to scheduling pickup.
If the rat(s) are not picked up before reaching 12 weeks of age, all payments made will be forfeited, and the rat(s) will be made available again.
Rat Appearance
The Co-Owner acknowledges satisfaction with the rat(s) and waives any claims regarding conformation or outward appearance.
Ownership Responsibilities
During the period of co-ownership, the Co-Owner assumes full financial responsibility for the rat(s), including all veterinary care and general upkeep.
Health Guarantee
At the time of pickup, all rat(s) have received two doses of kitten-safe parasite prevention (Revolution or Advantage).
The breeder guarantees that all rat(s) are free from the following while in their care:
Sendai virus
Sialodacryoadenitis virus (SDA)
Rat parvoviruses (KRV)
Lymphocytic choriomeningitis virus (LCMV)
Seoul virus
Pneumocystis carinii
CAR bacillus
Rat rotavirus
Encephalitozoon
Once the rat(s) leave the breeder’s care, the Co-Owner assumes all risk of exposure to illness.
Health Coverage Includes:
48-hour guarantee against respiratory infections (URI)
(Void if proper quarantine is not performed or if unsafe bedding such as cedar, paper, or fabric is used.)12-month guarantee on tumors
(Valid for the first 12 months of life.)
If these conditions are met, the breeder agrees to replace the rat(s).
72-Hour Return Policy
Within the first 72 hours, the Co-Owner may return the rat(s) for up to a 50% refund, provided the rat(s) are returned in good health.
Any veterinary costs incurred by the breeder due to the condition of returned rat(s) will be deducted from the refund.
Non-Breeding Agreement
All rat(s) are sold under a strict non-breeding contract.
If breeding occurs:
This is considered a breach of contract
The Co-Owner must pay $5001.00 CAD per breach, plus legal fees
All resulting offspring become property of the breeder and must be surrendered
Payment of damages does not void this agreement. The Co-Owner must either:
Have the rat(s) altered at the earliest appropriate time, or
Return them to the breeder
Rehoming & Right of First Refusal
If the Co-Owner can no longer care for the rat(s), the breeder must be contacted.
The breeder has the right to repurchase the rat(s) for $1.00 CAD within 15 days of written notice.
All transportation costs are the responsibility of the Co-Owner.
Rehoming or attempting to rehome the rat(s) without breeder approval is a breach of contract.
Animal Welfare Standards
The Co-Owner agrees to uphold the Five Freedoms of Animal Welfare:
Freedom from hunger and thirst
Freedom from discomfort
Freedom to express normal behavior
Freedom from fear and distress
The breeder reserves the right to repossess the rat(s) without legal intervention in cases of proven neglect or abuse.
Fraud Policy
The breeder reserves the right to void this contract if false or misleading information is provided.
In such cases:
No refund will be issued
Ownership of the rat(s) will not be transferred
The incident may be reported to appropriate authorities
Communication Agreement
The breeder agrees to disclose known health issues within related lines (e.g., tumors, aggression, heart issues, malocclusion).
The Co-Owner agrees to report any health issues that develop. This information is used to improve breeding practices.
Final Agreement
No other guarantees or conditions apply beyond those listed in this contract.
By proceeding with adoption, both the breeder and Co-Owner confirm that they have read, understood, and agree to all terms outlined above.
The breeder is not responsible for loss due to accidental death, theft, untreated illness, or any circumstances beyond their control once the rat(s) are in the Co-Owner’s care.
